- Prepare pre-bid construction schedule for inclusion with bid documents.
- Prepare the construction cost estimate for each

Bid and Award Phase Services
- Pre-qualify potential bidders.
- Call for bids.
- Manage the bids stage process.
- Conduct pre-bid conferences.
- Receive and review all addenda prepared by the D.P.’s, distribute a copy of addenda to each bidder receiving documents.
- Assist the owner in bid opening, evaluate and analyse the bids. Make the tender report.
- Prepare and compile the contract documents and arrange for the contract signature.
- Distribute schedule and cost reports comparing the actual bid award dates and prices with those scheduled and budgeted.
Construction Phase Services
Project Management
- Evaluate the site to identify construction constrains.
- Discuss and coordinate build ability with the different trade contractors.
- Facilitate site services if required / if not done by other contractors.
- Plan the construction method. including on and off site activities.
- Design the overall project organization structure.
- Set health and safety requirements on site.
- Agree, establish and manage a structure of planning and progress meetings
- Review and answer correspondence with all concerned parties.

- Set a procedure of quality control in coordination with the supervision consultant.
- Ensure that the contractors protect the work
- Co-ordinate the work of different trade contractors through coordination meetings.
- Set a site procedure for coordinating the site activities of the different trade contractors.
- Keep a proper record of customized daily reports.
- Keep a proper record of all quality control tests.
Claims Resolution
- Control all documentation so that potential claim issues are clearly identified.
- Support any claim with organized, complete information,
- Facilitate the administration of critical contracts time limits for change order and claim submission, time extension requests. etc.
- Support the client during negotiation phase of the settlement process as well as during mediation and when necessary.
Project Control / Budget and Time
- Prepare and maintain the master construction schedule and be aware of the master procurement schedule of the different trade contractors.
- Monitor budget costs of the project
- Produce monthly reports to the client. giving forecast final costs and forecast completion date.
- Obtain client’s approval to cost for the variations and
- Check the quantities of executed work through a team of quantity surveyors,
- Issue variation orders instructions, valuations, final accounts and payment certificates.
- Issue certificates of extension of time, after obtaining client’s approval.

- Establish and manage a proper communication
- Maintain records of meetings and all other activities.
- Assemble contract documents and approve bonds. Issue completion certificates.
- Maintain a site diary to record the progress of each contractor’s design and construction, delay, weather conditions, site visitor’s and other significant facts.
- Produce monthly reports for the client, giving forecast final cost and forecast completion date.
- Interrelating the project time objectives, activities dependencies and their durations as the frame work for developing general and detailed schedules.
- Identifying, estimating, scheduling and locating all relevant resources.
- Comparing actual usage against resource plans.
- Derive the master procurement schedule from the master construction schedule.
- Update both the master construction schedule and the master procurement schedule regularly.
- Monitor progress on site, determine deficiencies, causes of the delay and notify the concerned Parties of this delay
- Follow up and monitor the contractor’s log of the workshop drawings and material submittals.
